Speaking to realestate.com.au, Frank offered 11 tips to add value to your abode with some as simple as updating carpet and giving the walls a fresh coat of paint. 'Update your front fence, garden and paint your front door to boost the home's curb appeal,' Frank advised.

He added that when planning any renovation it is important to stick to a budget and he recommended that expenditure should not exceed 10% of the value of the home to maximise profit in any eventual sale. 'Talk with a local real estate agent to make sure what you spend will get $2 back for ever $1 you spend,' he also recommended.

He said that kitchen or bathroom updates are value adders, while adding a bedroom, if the floorplan and budget can cope, would also increase the home's attractiveness to potential buyers.
